Block Management

We have a highly qualified team compared to many in our industry. Our Property Managers are members of the Royal Institution of Chartered Surveyors (RICS), Institute of Residential Property Management (IRPM) and Association of Residential Letting Agents (ARLA).

Yes, each of the buildings we manage has a named Property Manager who is dedicated to you and fully supported by their wider team at our offices.

Absolutely, you can. You can e-mail, mail, call your Property Manager’s landline or mobile or alternatively the main switchboard. Also, our office always welcomes you to pop in to say hello!

Yes, if required or requested, the report can detail the finances and a range of management subjects currently being addressed or recently completed by using our action tracker.

Yes, we are the experts in seeking the best solution for our clients for all types of specialist contracts.

Yes, through the use of our specialist property software package.

It is better to have a block policy that covers every flat because if the responsibility was placed on individual flat owners to insure their own property and one flat was uninsured, this would create problems for the adjoining properties. It would also become confusing and cumbersome settling an insurance claim where there are a number of insurers involved.

In many cases, yes. All leaseholders have rights concerning the management of their property. If the Managing Agents are appointed by the freeholder the latter should take into account your views concerning the choice of agents. We can advise you in this regard if required. If the agent is appointed by the Management Company there is usually the opportunity for leaseholders to make their views known to Directors of the Management Company either informally or at the Annual General Meeting.

As you might expect, our team reflects the diversity of London, so our staff members can speak a range of languages in addition to English, including Hungarian, Polish, Russian and Romanian.

Yes, JCF is a member of the RICS Client Money Protection Scheme which gives our customers up to £20m annual cover.

 

Residential Property Management

Our office is in Putney and most of our landlords’ properties are in Central, South and West London. If you are in any of these areas, we are ideally situated to look after your property.

We feel it’s important that our landlords deal with the same person and not a different member of staff each time they get in touch. You would therefore be allocated your own property manager who knows your property, to be your single point of contact. If at any point you wanted to change your property manager, you can do that too.

Your property manager will inspect your property at least twice a year. If there are any maintenance issues we need to oversee, we will then inspect more frequently.

Yes. If your tenant has a property-related emergency outside of office ours, they can call our 24/7 maintenance team, Maintracts. If the situation is then confirmed to be an emergency that needs to be dealt with, Maintracts will conduct the work there and then.

We work with a selection of local contractors, many of which we’ve worked with for over 10 years. Over that time, they have consistently proven themselves to be reliable and good value. And unlike some other property management companies, we don’t add a commission on top of the contactors’ fees. You only pay what the contractor charges.
