Professional Accounting Services

Careful financial management of your estate is crucial to ensure that all repairs, insurances, planned improvements and major works can be funded and carried out. Our qualified accountants work to ensure your property manager and you have access to accurate and clear information to inform timely decisions. We can supply financial reports on a regular basis, enabling you to monitor the financial performance of your development.

In addition, our accounts team ensure that service charge, ground rent and insurance demands are sent promptly to all leaseholders and that proactive credit control procedures are in place to avoid any cash flow problems throughout the year. We offer various payment methods including monthly instalments (where permitted by the lease) and credit/debit card payments, ensuring residents can settle their accounts easily.

Through careful liaison with our clients, we can establish and maintain an appropriate reserve fund for all developments (if required), providing a buffer for any major or planned repairs that come along; this provision also enhances the value of each block/unit. All developments have a clearly defined separate trust bank account, to offer complete security, as required by our Regulators.

It is better to have a block policy that covers every flat because if the responsibility was placed on individual flat owners to insure their own property and one flat was uninsured, this would create problems for the adjoining properties. It would also become confusing and cumbersome settling an insurance claim where there are a number of insurers involved.

In many cases, yes. All leaseholders have rights concerning the management of their property. If the Managing Agents are appointed by the freeholder the latter should take into account your views concerning the choice of agents. We can advise you in this regard if required. If the agent is appointed by the Management Company there is usually the opportunity for leaseholders to make their views known to Directors of the Management Company either informally or at the Annual General Meeting.
