Lettings Management You Can Rely On

We have been managing rented properties in London and particularly in Putney and the surrounding areas for over 30 years. We are the specialists when it comes to residential property lettings and Assured Shorthold Tenancy (AST) management. We have become known for our quick and personal service, our ability to maintain good relationships with tenants, and for having the team and infrastructure in place to rapidly deal with issues as they arise. Many of our clients have been with us from the beginning and most of our new clients come from local recommendations.

We work with a variety of clients, from long term landlords with large portfolios of properties to new landlords who own a single property. Whatever your circumstances, if you would prefer your property be managed by a professional team that you can rely on, don’t hesitate to contact us to find out more.

Finding The Right Tenants For you

The task of finding good tenants can be a headache for landlords, so we remove that pain by handling the entire lettings process. From valuing your property, to finding your tenants, to checking references to getting the legalities in order, we take care of everything.

Our lettings process, highlighted below, is thorough and is designed to find the best tenants for your property. We take a brief from you on any particular restrictions you have on types of tenant – e.g. pet owners or smokers – and we properly check the tenants’ references and conduct credit checks.  We then handle the signing of the tenancy agreements, typically for an initial 12 months. Your property’s inventory is then conducted by an independent inventory clerk before we notify the utility companies of the tenancy start date so there are no issues with tenant debts.

Professionally Managing The Tenancy

After 30 years in property management, we have become experts in the day-to-day handling of tenants and of landlords’ properties. We lift the burden of property inspections, maintenance issues and rent collections from landlords’ shoulders.  We regularly visit and check properties to avoid many issues arising, but when there are maintenance issues, we have a local and reliable team of contractors on hand.

Rent collections are handled for you each month and your monthly statement clearly shows what has been collected and paid to you.  A summary of the key services can can provide when managing the tenancy are:

  • Regular Property Inspections
  • Monthly Rent Collection
  • Evicting Tenants
  • Tenancy Renewals
  • Repairs & Maintenance

Ensuring Regulatory Compliance

Being a landlord brings with it a catalogue of potential legal pitfalls. From tax compliance, to health and safety, to consents and licenses. Of course we can take care of these issues for you. A selection of the legal and compliance issues we handle for our clients includes:

  • Consent to Let (from your mortgage company)
  • House in Multiple Occupation (licence application)
  • Tax (if you are a non UK resident)
  • Energy Performance Certificate
  • Gas Safety Inspection
  • Smoke and Carbon Monoxide Alarms
  • Furniture & Fire Safety

Working To A Higher Standard

JCF Property Management is a member of, and is regulated by, a wider range of industry bodies than many other lettings management companies choose to be. This helps to give our clients peace of mind that we meet and exceed the high levels of business practices required by the leading associations in our industry.

Our business and our staff of Chartered Surveyors are regulated by The Royal Institution of Chartered Surveyors (RICS). RICS is an independent organisation founded over 140 years ago and is today recognised throughout the world as the leader in setting standards in the property industry. Additionally, JCF is a member of the RICS Client Money Protection Scheme which gives our customers up to £20m annual cover.

We are proud members of the Association of Residential Managing Agents (ARMA) which promotes high standards of leasehold management by providing advice, training and guidance to its member firms.

We are also regulated by the Codes of Conduct of the Association of Residential Letting Agents and the Property Ombudsman.

Every time we have had an issue in the house, the response has been quick and effective. Whenever they had to get someone in the house (which happened rarely), they always informed us well in advance.

Frequently Asked Questions

Our office is in Putney and most of our landlords’ properties are in Central, South and West London. If you are in any of these areas, we are ideally situated to look after your property.

We feel it’s important that our landlords deal with the same person and not a different member of staff each time they get in touch. You would therefore be allocated your own property manager who knows your property, to be your single point of contact. If at any point you wanted to change your property manager, you can do that too.

Your property manager will inspect your property at least twice a year. If there are any maintenance issues we need to oversee, we will then inspect more frequently.

Yes. If your tenant has a property-related emergency outside of office ours, they can call our 24/7 maintenance team, Maintracts. If the situation is then confirmed to be an emergency that needs to be dealt with, Maintracts will conduct the work there and then.

We work with a selection of local contractors, many of which we’ve worked with for over 10 years. Over that time, they have consistently proven themselves to be reliable and good value. And unlike some other property management companies, we don’t add a commission on top of the contactors’ fees. You only pay what the contractor charges.
